Realtors release market update

The Thomasville Area Board of Realtors has released its 2017 mid-year figures for residential transactions that were sold through the local multiple listing service. These figures represent all residential properties that were entered in the MLS and consist primarily of residential properties in Thomas County (Thomasville) but also of some residential properties from surrounding counties. 

Currently, there are 446 residential listings in the Thomasville Area Board of Realtors MLS system. Through June 2017 (mid-year), 339 residential listings were reported sold. For the first 181 days of 2017, that is an average of 1.87 homes being sold every day. The current absorption rate for 2017 is 12.6 percent (average of homes sold per month/number of homes for sale in MLS) indicating a healthy local real estate market.

The Thomasville Board of Realtors has seen a noted increase in membership, which is yet another indication of a real estate market trending upwards.

According to local real estate broker Mills Herndon, “The Thomasville/Thomas County real estate market continues to move in a positive direction. Solid, steady growth in the under $200,000 price range with that market making up over 90 percent of all homes sold. We continue to see a strong demand from first time home buyers. Inventory in the under $200,000 is tight, new housing demand is up with very little new construction so that tends to move prices upward. Average price per foot continues to ‘inch upward’ at $80.75 per foot. Overall, a good real estate market.”
