Ochlocknee industry quadruples production

OCHLOCKNEE- Although a small town, business is booming in Ochlocknee with Vacavia Cottages & Cabins expected to quadruple their sales in this record-setting year.
Once known as Pinnacle Park Homes, Matt Williams and his siblings purchased the business on November 1, 2021 from Randy and Terri Stewart.
“When we bought the business, it was about a $2.5 million concern,” Williams explained. “Our revenues right now are about $10 million a year, so we’ve quadrupled the size of the business in the first 18 months.”
Williams said the company isn’t done growing, either.
“It’s just getting started,” he said. “We’ve expanded the plant once already and we are getting ready to launch another plant expansion.”
The expansion will take the existing site from 200 ft. long to 400 ft. long, allowing the company to stay at their home base in Ochlocknee.
However, Willams said the company has discussed continued growth and expanding the production capacity at other locations throughout Thomas County.
The location in Ochlocknee currently allows producers to manufacture between 2-4 facilities a week, where the expansion would ramp up production to 6-8 facilities a week.
The facilities Williams is referring to include cabins, tiny homes and modular homes.
Vacavia Cottages & Cabins manufactures high quality park model homes for RV Parks, campsites and even residential areas.
The company develops park model homes built to the ANSI 119.5 standards, but is working to also code all of the park model home plans as modular plans too.
“The reason we are looking to code all of park model homes as modular plans is because it allows us to put them in infill areas where lots don’t have homes on them,” Williams said. “We look for opportunities where we can add value.”
Even with an increase in production and a new coding system, Williams said the company refuses to sacrifice their quality for quantity.
“We are most proud of building the highest quality product in the industry and that’s a testament to the previous owners, who really built a good reputation with Pinnacle Park Homes,” Williams said.
Due to the great relationships built over the years through their reputation, Williams has had the opportunity to work with growing brands such as DLP Capital and Sun Communities, which bought out Jellystone.
“There’s been a lot of consolidation and we are getting a lot of interest from those bigger groups right now,” Williams said excitedly.
Williams believes this interest relates to their quality. He pointed out that the RV industry has often pushed out as much product as they can, especially during the busy season, which is not something Vacavia is interested in.
“We are not interested compromising our quality in order to get quantity,” he said. “That being said, we are expecting four different groups to visit us in the month of June.”
These visits can lead to purchase of 50-100 park model homes, requiring the extra space and expansion Williams has been working on.
Nevertheless, Williams and his team are excited, stating Thomas County is a great place to be right now and they look forward to creating more jobs in the community and providing affordable housing solutions in the near future.
